Bend Oregon Real Estate | April 2026 Trends

Prices Pull Back While Buyer Activity Holds Steady

April 2026 shows a Bend real estate market that is adjusting—not collapsing. Pricing has come off noticeably from a year ago, but buyer activity remains stable and, in some areas, quietly improving. The result is a more balanced market where properly priced homes are still moving, while aspirational pricing is getting corrected.

Bend Oregon Real Estate Market April 2026

The median sales price for single-family homes on less than an acre came in at $705,000, down 14.9% year-over-year. That's a meaningful drop and reflects both higher interest rates compared to last year and a reset from the aggressive pricing seen in prior cycles. Price per square foot also declined to $397, down 6.2%, reinforcing that this is not just a mix shift—it's broad-based pricing pressure. At the same time, sellers are negotiating less than they were earlier this year. Homes sold at 97.4% of original list price, up 0.7%, indicating that well-positioned listings are still commanding strong offers.

Closed Sales and Pending Activity in Bend

Closed sales were essentially flat at 150 transactions, up just 1.4%. That tells you demand hasn't disappeared—it's simply more selective. More importantly, pending sales jumped 18% to 177 homes, a strong forward-looking signal. Buyers are still active, but they are deliberate and price-sensitive. Cash sales made up 32.7% of transactions, down 3.3%, suggesting slightly less investor or discretionary buyer activity than a year ago.

Inventory Levels and Months of Inventory

Inventory remains constrained but not tight.

  • Active listings: 495 (down 14.1%)
  • New listings: 253 (down 4.2%)
  • Months of inventory: 3.3 (down 15.2%)

This keeps Bend in a balanced-to-slight seller's market, but not the extreme conditions seen in prior years. Notably, 34 listings came off the market unsold, unchanged from last year. That's a sign that some sellers are still testing the market and missing.

Pricing Strategy and Days on Market

The original list price averaged $775,000, down 4.6%, showing sellers are beginning to adjust expectations—but not as quickly as buyers would prefer. Homes are moving faster, with 55 days from list to close, down 14.1%. That improvement is tied directly to realistic pricing. Homes that hit the market correctly are selling. Those that don't are sitting or being withdrawn.

What This Means for Buyers and Sellers

For sellers:
The market is no longer forgiving. Pricing correctly from day one matters more than ever. Overpricing leads to longer market times and, in many cases, no sale at all.

For buyers:
There is more opportunity than last year. Prices have softened, inventory is more available, and there is less competition in certain segments. But desirable homes are still moving quickly when priced right.

Market Outlook for Bend Real Estate

The April numbers point to a market that is stabilizing after a period of price correction. Demand is intact, but it is disciplined. Interest rates continue to play a central role—keeping pressure on pricing while preventing a surge in buyer activity. Expect this pattern to continue into early summer:

  • Moderate pricing pressure
  • Steady but selective demand
  • Continued importance of proper pricing strategy

This is a healthier market than the extremes of the past few years—one where both buyers and sellers need to be realistic and informed.
